Owner Builder

Owner Builders who enter into a contract for the sale of their properties, within 6 years of the date of building or major renovation completion, must attach a valid Home Warranty Certificate to the contract. In essence as an Owner Builder you are guaranteeing the work you undertook if you decide to sell within the 6 year period.

Owner Builder Home Warranty Insurance covers losses incurred by the new owner through the death, disappearance or insolvency of the owner builder. This may include additional costs to complete the construction along with any defective works caused by a breach of statutory warranties.

Application form for Owner Builder Home Warranty Insurance

In order to arrange an Insurance Certificate you will need to complete and sign an application form and arrange a property inspection.

Property inspection

You may contact a building expert of your choice which would include Building Surveyors, Architects and Engineers.

A search of the Web will provide companies that specialise in Owner Builder Inspections.

Proof of currency of the inspector's Professional Indemnity Insurance must accompany the report.

Please ensure that all documents requested by the insurer in the application are provided otherwise the certificate will be delayed and/or certain work excluded.

Premium and fees

After the insurer has the necessary documentation they will issue a certificate of insurance and charge the appropriate insurance premium. The premium charged is based on the date of the final inspection certificate or occupation certificate and the value of the works.

In addition to the premium, Austagencies have an administration fee of $425.00 inclusive of GST. Payment of the premium and fee will be requested before the certificate is issued.

Turnaround times

As we know that receipt of the certificate is important to you. Austagencies liaise with the insurer to ensure that the process is completed, usually within 48 hours.

The certificate can be provided by facsimile or computer file.
